Warbud will build top class office tower in Warsaw

Warbud is just about to start construction of MENNICA LEGACY TOWER. Thanks to that Warsaw skyline will gain a new office tower build by our company.

The investors are Golub GetHouse and Mennica Polska S.A.

'Choosing Warbud SA to be the main contractor for Mennica Legacy Tower office complex was a natural step for us. Our good cooperation on the Prime Corporate Center project which was completed within less than two years from entering the site, is for us a guarantee of Warbud SA's quality and experience.  It allows us to assume a realistic 33 months' time for the completion of Mennica Legacy Tower,' said Cezary Jarząbek, Chairman of Golub GetHouse Management Board.

The office complex will be built in the place of the former Polish Mint, at a 200-metre distance from "Rondo ONZ" metro station, at the crossing of Prosta and Żelazna streets.

Warbud will execute the whole scope of construction works - starting from excavations, through construction of the core and shell of both Class AAA buildings, then installation work, installation of the façade and fit-out works. The whole office complex Mennica Legacy Tower will be built in accordance with very strict requirements of the international ecological certificate BREEAM - the goal is to achieve the "Excellent" grade. During the construction work Warbud will also reconstruct Waliców street along the section between Prosta and Pereca streets.

'We thank the Investor for all the trust in our company. This is another project to be implemented with Golub GetHouse. I am convinced that our cooperation will be equally efficient and successful as before. That top-class office building in the very heart of Warsaw is an important element of our portfolio which requires engineering precision, discipline and experience in construction,' commented Mr Wojciech Gerber, Member of Warbud SA's Management Board.

The building was designed by American design studio Goettsch Partners in cooperation with Polish design office Epstein.

  • A tower with 34-floor high-rise part constituting a spatial landmark with the height of 140 m to the top point of the facade,
  • A 9-floor high West Building.

The building, which will be situated in the representative part of the city centre in a space with high urbanistic and public value, has been designed in accordance with the world's top aesthetic, functional and technical standards.

Both buildings have been designed with a mutual relationship between them and the proposed system of lengthwise forms extending along the north-south axis, has allowed to make them more dynamic and given them smoothness and visual lightness.

A characteristic solution used in the Western building is the toothed shape of the façade achieved by a deviation of its L-shaped elements by a straight angle situated at every two modules. On the facade shaped in that way a system of vertical lines has been underlined by an addition of a corner post protruding beyond the face of the facade. Such a solution visually extends the side panel in which an openable ventilation element is hidden behind perforated elements.

In addition to that on the ground floor there will be a 12-metre high entrance lobby whose representative character will be stressed by a transparent elevation utilising an advanced cable solution on which glass panels will be installed.

Mennica Legacy Tower will offer 65 630 sqm of leasable space.  Thanks to a large area of a typical floor - 2000 sqm of gross area and an exceptional flexibility of office space arrangement the building meets highest ergonomic standards of operation. The building will contain state-of-the-art technical systems which will facilitate the operation of the office space and reduce energy costs for the building. In addition to that the functionality of the building will be increased by green roofs and a restaurant and a cafeteria situated on the ground floors. Both buildings will also offer 4500 sqm of retail space.

In the underground car park there will be among others charging points for electric cars, 300 spaces for bicycles with facilities for cyclists, including an independent separate driveway, lifts, showers and a repair station. An additional advantage of the project is the system of expanded public space with accessory structures, carefully designed greenery and a fountain.

Height of West Building: 43.30 m

Total area: 115 300 m2

Cubic volume: 483 876 m3
